We report all processes related to marketing activities. Requests regarding properties are evaluated together with the customer and the process is completed when the appropriate demand is met.
Turklink customers do not have to deal with any operations that take up the owner's time, such as increasing the rent of the rented property, renewing the contract, creating commitments, and paying the rent. Turklink communicates with the tenant on behalf of the property owner and monitors the rent payments. When the rent is not paid on time, enforcement teams step in, reminder messages and calls are made, and if the payment is still not made, the lawyers within Turklink run the enforcement procedures and collect the rent and evict the tenant.
During rent increase periods, Turklink lawyers contact the tenant directly and manage the annual rent increase process directly on behalf of the owner. Turklink ensures that the rent is increased in accordance with the legal procedure and market rates and finalizes the process.
There are some mandatory obligations that come with owning real estate in Turkey. Having Compulsory Earthquake Insurance (DASK) and being a Real Estate Tax liability are the main obligations of owning real estate. Real estate tax is defined as the type of tax paid for buildings or land properties located within the borders of Turkey in accordance with Law No. 1319. According to the law, building and land property owners within the borders of Turkey are obliged to pay this tax every year. Turklink follows the payment periods of these taxes and makes tax debt payments on behalf of its customers.
Since our country is in a zone with high earthquake risk, it has become mandatory for house owners to have earthquake insurance with the Decree No. 587. Earthquake insurance covers major economic losses that may occur in possible risk situations. Compulsory earthquake insurance policy is issued annually and is renewed every year.
